The first step to extending your home is often to obtain Planning Approval from the Local Authority. We offer a free* initial consultation so that we can gain a full understanding of your project and advise on any necessary steps that may need to be taken. Once you're ready to go ahead, the first step is to complete a full measured survey of your property. We will then draw up plans displaying the existing layout of your property. Once the existing plans have been drawn up our talented design team will discuss the details of your design brief with you and produce a concept design scheme to suit your needs. We will then issue preliminary planning drawings to you for your comments and approval.
After consultation, we will then finalise the planning drawings and prepare the planning application. The planning application and drawings are submitted electronically to the council for determination. This typically will take between around 8 weeks.

Following the grant of planning permission for your project, the next natural progression would be to seek Building Regulations approval. Our experienced team will provide Building Regulations drawings which are more detailed and consist of technical information for the building contractor and yourselves. Structural Engineers calculations and drawings may also be required.
The Building Regulations Application is sent to the Local Authority where the plans are checked and approved. Building Regulations approval can take 2 to 3 weeks. Once building work has started on site the Local Authority surveyors will inspect the building works and when the project has been successfully completed a Building Regulations Completion Certificate will be issued.
